Why do some condos in Cocoa Beach and Cape Canaveral sell in days while others sit for months? It comes down to three things: how you're priced against the competition, how your HOA fee stacks up against similar units, and what happens — or doesn't happen — in the first 72 hours after you go live.
Get all three right, and you go under contract fast. Get even one wrong, and you're chasing the market before you realize what happened.
Condo Buyers Shop by Monthly Payment, Not Just List Price

April 11–12 | Lori Wilson Park & the Cocoa Beach Shoreline
If you live on the Space Coast, you're already used to jaw-dropping things in the sky. Rocket launches. Shuttle flyovers. Starlink trains streaking overhead at midnight. But this April, something new is coming — and it's going to be loud, fast, and absolutely worth clearing your calendar for.
The 2026 Cocoa Beach Air Show lands on April 11th and 12th, and the headliner is the U.S. Navy Blue Angels.
What Is the Cocoa Beach Air Show?
This year's event is part of the Air Dot Show Tour — a national traveling airshow series — and rumor has it Cocoa Beach is its very first stop. The show takes place right on the beach along the Atlantic shoreline at Lori Wilson Park (1500 N Atlantic Ave, Cocoa Beach, FL 32931), giving spectators one of the most dramatic backdrops imaginable: ocean, sky, and jets.
Gates open around 8:30 AM both days, with aerial performances running appr; ...

The holiday season is upon us, and with it comes the age-old question: Is it a good time to buy or sell a home? While many people might assume that the holidays are a slow period for real estate, the truth is, there are unique advantages to both buying and selling during this festive time of year. Let's dive into why the holidays might just be the perfect time for your real estate endeavors.

This means that as a seller, you're likely dealing with buyers who are ready to make a decision, and as a buyer, you're encountering sellers who are genuinely interested in closing a deal.
2. Less Competition
With many people focused on holiday festivities, the real estate market typically exp ...
